What is irregular about estar
In the present, yo is estoy and the stress falls on the ending, so estás, está, estáis, están are written with an accent. The preterite uses the stem estuv- with unaccented endings: estuve, estuviste, estuvo. The present subjunctive is stressed on the ending too: esté, estés, esté, estén. The imperfect (estaba), future (estaré) and conditional (estaría) are regular.
Common mistakes with estar
Madrid es en España.→Madrid está en España.
Where a person, a thing or a place is located takes estar, even when the location is permanent.
Él esta en casa.→Él está en casa.
Without the accent, esta is the demonstrative "this" (esta casa). The verb forms are está, estás, están.
estó, estaron→estuvo, estuvieron
The preterite does not take the regular -ar endings; it switches to the stem estuv-. Esté is not "I was" either: it is the present subjunctive.
When to use estar
Estar is "to be" for location and for states that can change: Está en casa, Está cansado. With a gerund it forms the progressive: Estoy comiendo is "I am eating". One exception for location: where an event takes place is ser (La fiesta es en mi casa).
